By doing your research and using qualified professionals you can make your property purchase an interesting and enjoyable experience. There’s a wealth of information on the internet.
Casa Quest is where you’ll find the largest and most varied selection of property for sale Tenerife, Lanzarote, Fuerteventura and Gran Canaria. It’s literally a one-stop-shop for all your Canarian property needs. This unique website displays thousands of properties from some the most well establshed real estate agents on the archipelago.
Buyer’s Guide (Canary Islands)
Before you invest in any property it’s a good idea to thourouoghly research the area, think hard about exactly what kind of property you want (or need) and then visit the location.
Also, make sure your chosen real estate agent belongs to the Confederation Europeene de L’immobilier (G.I.P.E.) or to the Colegio de Agentes de la Propiedad Inmobiliaria (A.P.I.). This implies that they are independent and licensed.
In Spain, the real estate agent offers a comprehensive service that includes: obtaining identification numbers; arranging legal advice; obtaining non residence certs; along with mortgages and financing etc. They normally provide after sales support too.
The research stage
Firstly, pick one of the Canary Islands. Do your research – they’re all vastly different! Are you looking for a home or an investment? Find out about the state of the market as well as facilities, weather, transport, schooling, etc.
Think realistically about the type of property you can afford. Look at a variety of different properties within your price range. This’ll give you a broader knowledge of current market values.
Once you’ve drawn up your shortlist of properties you should take a couple of weeks off and spend it in your chosen location. Contact the agent before hand so they can arrange a viewing schedule.
The purchase stage
This is where you make an offer subject to contract. The solicitor will help draw up the purchase contract and a deposit will be paid.
Once the offer has been accepted, the solicitor will prepare the ‘Title Deeds’ (Escritura in Spanish).
This will need to be signed in front of a Spanish “Notary” – which is someone who works as both a lawyer and a public official. He/she will make sure that the conveyance deed is drawn up correctly and will witness the signing. The notary also collects the fees and taxes.
Once the balance of the purchase price has been paid and witnessed by the notary, the sale is complete.
After completion
After the sale the notary should arrange for the details of the title deeds to be sent to the local land registry for official registration.

Freedom4sale is the number one property magazine and web site portal for Spain and the Canary Islands.
About the team
They’re not actually a real estate agent. They’re an independent property company that work with some of the most well established English-speaking estate agents on mainland Spain, Lanzarote, Tenerife, Fuerteventura and Gran Canaria. They’ve recently branched out and now include other up-and-coming property investment areas which are displayed in the magazine and on the website.
The Canary Islands
The Canary Islands are located in the Atlantic Ocean off the southwest coast of Spain, northwest of Morocco.
They’re named after the large dogs (Canes) that were initially found living on them. Also known as the “Happy Islands”, they have a perfect year round climate and some of the most amazing beaches in Europe.
The Canaries were divided into two provinces in 1927. The province of Santa Cruz de Tenerife includes the islands of Tenerife, La Palma, Gomera, and Hierro. The capital is also called Santa Cruz de Tenerife. Las Palmas province includes Gran Canaria, Lanzarote, and Fuerteventura. Its capital is Las Palmas de Gran Canaria.
Lanzarote
Located just 70 miles off the coast of Africa, Lanzarote is the most easterly of the Canary Islands. It’s the fourth largest island at 37 miles long and 12 miles wide.
Lanzarote has a spectacular yet surreal lunar-like landscape. They shot the “Planet of the Apes” here. The island has deal wind conditions for yachting, windsurfing and kite surfing. It’s also perfect for parasailing, scuba diving and wave surfing.
Tenerife
Tenerife has a very diverse volcanic landscape and is known as one of the last paradise islands in Europe.
Apart from being home to Spain’s highest peak (Mount Teide) Tenerife boasts deserts, lush green forests volcanic beaches, sandy beaches, and a wide range of exotic fauna and flora. It’s the largest of the Canary Islands.
Fuerteventura
Fuerteventura is the second largest of the Canary Islands and gets over three thousand hours of sunshine a year. It’s located just 100 kms from Africa’s Western Sahara Desert.
Out of all the Canary Islands, Fuerteventura undoubtedly has the best beaches – miles of white sandy stretches with crystal clear warm waters; perfect for all kinds of water sports (all year round). It’s a wind and wave surfer’s paradise.
Gran Canaria
With miles and miles of spectacular beaches and some truly exquisite natural resources, Gran Canaria is an absolute paradise.
Described as a “miniature continent”, it has an incredibly diverse landscape, with a vast range of natural beauty all within its small geographic size.
